The answer to a question mulled over in the abstract just a couple of years ago has now become quite relevant: How can a brokerage struggling in good times be viable when the market turns?

The answer to a question mulled over in the abstract just a couple of years ago has now become quite relevant: How can a brokerage struggling in good times be viable when the market turns?


Even in the recent past, in a robust market with many brokerages flourishing, others struggled, and didn’t know why. OREA’s Broker Viability Task Force, struck back in 2004, looked to:

  • examine the conditions under which residential brokerages operate in the Province of Ontario
  • explore ways of increasing the viability of the industry as a whole
  • assess the challenges facing the industry

The task force studied brokerage operations in 2005 and again in 2008 asking broker owners and managers questions about staffing and training, square footage of the operation, gross revenue and net income and other questions.


The findings of these studies, says task force chair Tamer Fahmi, will help owners and managers assess their operations and look at ways to make their operations more profitable.


With results in hand, the task force now looks to share the findings with owners and manager across the province. The findings first rolled out at the Ottawa Real Estate Board in November 2008, with good feedback from the brokers in attendance.


The committee is now developing presentation materials in print and electronic media formats to get the message out, and will host selected presentations to share the results of the survey. OREA will be working with real estate boards in each of the regions to establish future presentation dates.


This is an ongoing project with OREA conducting the survey every two years in order to track benchmarks over time.
